Lease Terms: 36 month lease. $2175/month for first year and $75 increase per year. Renter is responsible for utilities. No smoking. Security deposit of 1x rent is required to sign lease and first month’s rent is required to move in. We use online applications through DoorLoop and will run a background check. At least one individual must personally guarantee the lease. Application fee is $60 per individual. Failure to meet one of the requirements does not necessarily disqualify you but may require cosigner or last month’s rent to be put down in addition to first.

Requirements:
1. Minimum proof of personal/net income required is 3x rent. Must have at least 3 consecutive months of documents.
2. Average credit score of all applicants must be at least 600.
3. No evictions in the past 5 years or open collections accounts.
4. No criminal convictions except for those related to traffic or alcohol/drug use.
