How to Apply
We are partnered with DoorLoop for our resident portal and rental applications. Each available property has a unit-specific application. In order to apply, locate your preferred property on our Homes For Rent page, and click the “Apply Here” button at the bottom of the listing. This will direct you to DoorLoop in order to start the application process. Once your application is submitted, management will review it and reach out to you with the decision. Decisions are usually made within 3 business days of application submission.
Conscience Bay applications will always be directly through our website and our resident portal, DoorLoop. Do not use application links sent directly to you from an individual. Conscience Bay will never ask you to pay a fee in order to tour a property. If the application shows up as unavailable, there may be a pending lease for that property.
Lease Terms
12 month minimum lease. Renter is responsible for utilities. No smoking, no trampolines. Cats and small dogs permitted. Pet fee is $500 for one pet and $700 for two pets. Security deposit of 1x rent is required to sign lease and first month’s rent is required to move in. We use online applications through DoorLoop and will run a background check. Application fee is $60 per applicant. Each prospective resident 18 or older must submit an application. Failure to meet one of the requirements does not necessarily disqualify you but may require cosigner or last month’s rent to be put down in addition to first.
Requirements
1.Minimum proof of income required is 3x rent for net income or 3.5x rent for gross income, but may be more in specific situations. Must have at least 3 consecutive months of documents in the form of tax documents, pay stubs, or bank statements. 2. Average credit score of all applicants must be at least 650 through TransUnion. 3. No evictions in the past 10 years or open collections accounts. 4. No criminal convictions except for those related to traffic or alcohol/drug use.
